Flood Designation to be Removed for 465 Properties

After a study initiated by the City of Maricopa 465 properties are set to be removed from being in a high-risk flood zone. “These are properties generally located in the Heritage District that were previously unable to be developed due to their designation and will now be available for construction and improvements,” explained Development Services Director Rodolfo Lopez.


The City of Maricopa initiated a request to FEMA to revise the flood hazard information with the intent of removing properties from the high-risk flood zone area. The remapping will potentially remove up to 465 occupied properties that are currently in a high-risk flood zone area. However, approximately 116 properties will potentially now be considered in a flood zone. 

Residents within the remapping area are being notified by mail of their new flood risk category whether to be removed, added, or no change to their current flood risk designation. Some properties, particularly those in high-risk flood areas, may be required to have flood insurance. Homes and businesses in high-risk flood areas with government-backed mortgages are required to have flood insurance. While flood insurance is not federally required if you live outside of the high-risk area, your lender may still require you to have insurance. As required by FEMA, there is a 30-day comment period and a maximum of 90-day appeal period before the new mapping can become effective. Any comments and appeals to the remapping proposal can be sent to DSD@maricopa-az.gov. After the 30-day comment period and appeal process has taken place the city expects the revisions to floodplain become official before the end of 2021.
